Oakhurst Forest is a wooded tract that has been managed for pine timber production. It is comprised of merchantable, premerchantable and non-forest acreage. The merchantable acreage is divided into 9 timber stands including thinned and un-thinnned pine plantations and Stream Side Management Zones (SMZs). The premerchantable acreage is comprised of 6 stands, all young pine plantations. Non-Forest acres include clear cuts, roads and pipeline. The tract is 48.8% merchantable, 41.6% premerchantable and 9.7% non-forest. The soil maps for Walker County, Texas (USDA SCS) identifies the soils on most of the property as "deep, sandy and loamy, gently undulating to gently rolling soils on uplands" with moderately high pine productivity potential (50 year site index of 80 for loblolly pine). Highly productive Kanebreak soils occupy the river bottom. The property has a timberland exemption in place for ad-valorem taxes, and the taxes for 2015 amounted to $3,522.80, which is less than $4.00 per acre. This tract offers current and potential income from pine timber as well as exciting recreational aspects. It adjoins the Sam Houston National Forest on its southeastern boundary. Topography: Oakhurst Forest is an upland tract situated on an interstream divide between the East Fork of the San Jacinto River and Cobb Creek. The San Jacinto River enters the tract and forms a part of the property line near the southeastern tip of property. Cobb Creek is south and west of the tract and joins the river within 3/4 mile of the southern tip. The land is dominated by a northwest to southeast ridge that forms the divide between the streams. There are several intermittent streams that drain the tract into the two major streams. The land surface slope is a gradual 5% to 8% variance. The maximum elevation is slightly over 400 feet above sea level, this being in the northwest portion of the tract, and the lowest elevation is slightly less than 290 feet above sea level and this is where the river leaves the southeastern tip of the property.
